These terms govern your use of Dealflix (dealflix.ai), a platform where licensed commercial real estate brokers publish deal information and buyers and investors discover it. By creating an account or using the site you agree to these terms.

1. The service

Dealflix lets brokers publish commercial real estate listings, market data, and related content, and lets buyers, investors, and tenants browse, follow, subscribe to, and contact brokers about that content. Dealflix is a technology platform — we are not a real estate brokerage, and we are not a party to any transaction between brokers and their clients.

2. Not an offer; verify independently

Deal information is posted by brokers and is provided for informational purposes only. Nothing on Dealflix is an offer to sell securities, investment advice, legal advice, or a guarantee of any figure a broker posts. Verify all information independently before transacting.

3. Accounts

You must provide accurate information when you sign up and keep your credentials secure. Broker accounts may be subject to license verification; posting as a licensed broker when you are not one is prohibited and grounds for immediate termination. You are responsible for activity under your account.

4. Your content

You keep ownership of the content you post (listings, photos, comments, track records). By posting you grant Dealflix a non-exclusive license to host, display, and distribute that content on and through the platform, including in previews and share cards. You are responsible for having the rights to everything you post — including property photos and rent-roll data — and for its accuracy.

5. Acceptable use

Don't scrape, harvest, or bulk-download platform content; don't repost or misrepresent other brokers' listings or track records; don't upload content you have no right to share; don't use the platform to send spam or to break any law. We may remove content or suspend accounts that violate these rules.

6. Connected services

You can optionally connect third-party accounts (for example Airtable or Google Sheets) to import your own data into a deal. You authorize those connections yourself, can revoke them at any time, and are responsible for having the right to import the data you pull in. How we handle data from connected services is described in our Privacy Policy.

7. Payments

Some features may involve payments between users (for example paid subscriptions to a broker's channel or paid deal access), processed by third-party payment providers. Fees and terms are shown at the point of purchase. Dealflix may take a platform fee on transactions; brokers are responsible for their own tax obligations.

8. Disclaimers and limitation of liability

The service is provided "as is" without warranties of any kind. To the maximum extent permitted by law, Dealflix is not liable for indirect, incidental, or consequential damages, or for losses arising from content posted by users, deals transacted off-platform, or third-party services. Our total liability for any claim is limited to the amount you paid us in the twelve months before the claim arose.

9. Termination

You can stop using Dealflix and delete your account at any time. We may suspend or terminate accounts that violate these terms. Sections that by their nature should survive termination (content licenses for already-shared content, disclaimers, limitation of liability) survive.

10. Changes and governing law

We may update these terms as the product evolves; material changes will be posted on this page with an updated date, and continued use after changes means you accept them. These terms are governed by the laws of the State of Texas, USA.
